Positive:
Loved the location and the fact the hotel was quiet.

Negative:
No microwave. Room had a damp musty smell. No dresser to put your clothes in. Had to live out of my suitcase for a 5 day stay. Only 2 tiny hooks to try and hang up clothes.

Great value for the Berkshires. Great location. Rate was really reasonable. Basic but stylish. Clean. The check-in instructions by email were helpful. We slept great. The bed was very comfortable and firm. Since there is no carpet on the floor, there was no musty, low-end motel smell. The AC worked well. It was on when we arrived but we turned it off. We actually turned up the thermostat for heat at night after getting rained on at a music festival. The room warmed up quickly.
Negative:
The floors are painted concrete, I think. So they were cold. I think that ends up being a plus because motel carpet can smell and be full of dirt. Next time, and there will be a next time, I will just bring a pair of socks.

The rooms are small but comfortable. Bed was good. Fixtures like shower, sink, etc. all good. My issues with the place is it didn't seem to be well maintained. In the first room we had the minifridge didn't work, and there was no carafe for coffee maker. Host responded quickly to a text and moved us to another room. When we came back to the room, we found out that from inside you couldn't make the front door shut all the way, much less lock. So, we propped a door against it to keep it shut. Also, only one coffee mug for two people. Overall, for the price I expected better maintenance.

This place is affordable and conveniently located. Be aware it’s similar to arriving at a drive up motel except there is no office/front desk. The room is basic so you need to be prepared and bring wine opener, plates, utensils etc… if you plan on bringing small food items. Also- there is no ice!

Stay here if it’s a last minute decision or if just staying by yourself for a night or two max…Smaller then you think and needs to be refreshed. The money they make should easily allow them to do the necessary updates..It’s not a bad place just could clean it up one motel room at a time!

Shower was very good. Bed was OK.
Negative:
A/C was right next to bed and VERY LOUD. Coffee maker was not clean - still had grounds in it from the last user. No real sugar. Creamer was dried up and stale. I am not a smart phone user. Check in process was miserable since I don't use the smart phone much at all.

The only thing that I didn’t like was the room I had this time which was room 9 didn’t have a toaster oven or microwave. Now the last room that I was staying in the last time was room 21 and that room met our expectations. But other than that the motel is really good

Nice looking place in a beautiful location. Everything was as described, only issue was regarding heat, which the owner may not be fully aware of.
Our only complaint is the noise the heater made overnight. It was making some loud popping sounds unless you turned the temp off. Really wish it wasn't a cold night so we wouldn't have to use the heat at all. main reason we can to a BnB was to get out of another night of camping and get some sleep in. The noise did not help.

Staff was very nice and very responsive. However, room was not ready for us at specified check in time. At 4:00 PM they gave us a room that was completely unmade and filthy (food and other garbage) from the previous renters. We were given another room at 4:20. It was clean and comfortable but very small, and the electrical outlet by the sink (where the coffee machine was plugged in) did not work. Also, there is no reception office on the premises, so we were not able to speak with the manager in person. It was raining hard when we arrived, and there was no where to wait except in our car.

Overall a decent experience for the price paid. This is a single level motel with 25 units and a house on the property. Had a couple of issues after checking in. The mini fridge did not work. Host asked me to pull the fridge out from under the sink to see if it was plugged in. Unfortunately, I could not see or reach the outlet which was located behind the woodwork under the sink. I would have had to crawl inside farther where the fridge was located and when I saw the roach glue trap behind it I stopped trying. The host switched me to another unit. The next unit had TV issues which took 2 days to resolve so I wasn’t able to use the TV until someone came and fixed it. The host was responsive to this issue at first but then didn’t respond when they told me they were looking into it until I asked them for an update 24 hours later. There were some noise issues at around 3am outside a couple of nights (sounded like people switching cars in the parking lot).

The place was basic but clean and comfortable! I think for the price, it is a great deal and easy tog at to and from in the area. The bed was memory foam and the pillows were super comfortable and linens clean and fresh. It does have that industrial vibe, which worked totally fine for us. We had an issue at checkin but the staff were super helpful and responsive via phone. The place is quiet and although near the road, we didn’t hear anything. The bathroom is basic, definitely an older building and the door was starting to crack from use but for the price we didn’t mind, especially since it was clean.

Hosts were excellent with communicating and making sure we were taken care of. Listing description and photos reflected accurately. Bed was nice & very comfy. Did have some issues with the AC unit but hosts were able to help resolve in a timely manner. Recommendations for local spots were also nice to have. For a one night reservation, the off season pricing was a little high for accommodations/motel setting, but seemed to reflect accurate due to high tourist area.

This is a basic motel but with a modern sensibility and at a slightly elevated pricepoint.
The room design was forward in a good way but little things could have been improved such as better lighting in the bathroom. The bathroom door was also noisy and hard to shut.
Nice that there was a coffee maker and fridge as well as a USB port above the bedside shelf. A larger tv would have been appreciated.
Stayed here during a home renovation but I would recommend to others as a relatively reasonably priced, no frills modern option in an otherwise expensive area.
Nice branding and paint job on this property.

Everything was made of plywood. I went with my spouse and I couldn't escape the feeling that I was having a conjugal visit at a prison. All the plumbing and accessories were of the cheapest quality, it was noisy and the in- room heater clicked obsessively all night.
If I paid half the price, then I would have felt like maybe it was worth it. But you can find better accommodations for the price.

The room was much smaller than photos. The floors were cold without rugs, not a warm and cozy place. Not enough lighting, couldn't see well. Draft coming through door. We feel the right price on off season should be $60. It was a bed, no frills space.

It is a nice place to stay, it is clean and cozy. The first day we did not have hot water, it was a really cold day and the water was extremely cold. They were very responsive and they were trying to fix the issue but it was a little late so we had to take the bath like that, I was dying, it was freezing. The next morning everything was back to normal so we enjoyed the stay a little more.

Brooks motel was great. The place is very intelligently laid out and decorated. It has a very satisfying minimalism — it has everything you need and nothing you don’t. The place was also spotless and the bed was very comfortable. Great value and convenience.

Motel going for the preconstruction look. The concrete floors were cold. Could do with a mat by the door as it was winter and now we're traipsing our boots through.
Rolling up, I guess there's no assigned parking. Keypad did not work with the code given. Luckily, the key box was open.
There is no stopper for the tub. The hot water did not last long and the pressure was meh.
The headboard had a secret backlight. Had to jiggle the plug a bit.
The bed was super comfy! and the dark blinds were appreciated. Room heated up quickly.
It is close to Catamount. Surrounding areas for food and drink were easy to get to.

Stayed there for one night for a quick peaceful getaway. Nice quiet place & near everything. Hosts provide with some kitchen equipment, fridge, towels, & even slippers. Hosts communicated with kindness & respect. Many great restaurants for food. We went to Bish Bash Falls which is 10 mins away for a quick hike. Overall great experience at this airbnb.

Clean, very quiet. The only thing is the wall heater made some noise throughout the night that was loud/annoying at times if you are a light sleeper. The room is clean, and has everything you need. No stopper for the bathtub so you cannot take a bath.

Just to say the least. I will never stay at this location again. If a Resident is at your Motel for 3 days or more days. Ask if they need a microwave or not. Dog barking, scratching and banging the door. I couldn't sleep.

Biggest issue was that the room reeked like old cigar or cigarette smoke when we got there. We discovered it was the bathroom curtain, which smelled just awful and was stinking up the whole place. Texted about it immediately and tried opening the windows to air it out. To their credit, they offered to switch our rooms, but by then we were already getting ready for an event so it wasn't convenient. Ended up leaving a night early. Overall the room was more cramped and crummy inside than the photos let on, with concrete floors.

I have been house hunting in the Berkshires so I have stayed at The Brooks quite few times. I love it! I find it to be comfortable, clean, convenient and reasonably priced during the week. Although it is right on a main road it is quiet and peaceful even on the full nights. It is located just outside the center of Hillsdale which is a lovely spot with a great coffeeshop, brewpub and the Rail Trail. The staff is responsive and helpful and check-in is a breeze. I recommend The Brooks.

Cute and quaint accommodation, close to Hudson, NY, and Great Barrington, MA. The bed was very firm. The parking lot was a bit chaotic, and the walls are very thin. We heard neighboring rooms’ dogs barking and people coming and going throughout the night. The floors are concrete but were provided with spa slippers which was a nice touch.

I spent three nights here in early October and had a great stay. It was quiet and relaxing. There's a supermarket in town as well as some cute places to eat. There are some beautiful hiking trails in the area and the fall colors are magnificent at this time of year.

I have stayed at the Brooks a couple of times. It is clean, simple, comfortable and convenient. The town of Hillsdale which is 2 minutes down the road has all you need including a lovely walk on the Rail Trail. I have only stayed at the Brooks during the week so it is less expensive than on the weekends which I imagine get busy. I recommend it!

My husband and I needed a place to stay for an overnight trip to Hudson and because it was last minute, we ended up having to stay outside of Hudson. The Brooks Motel was about 20 minutes away so we ended up staying here. As far as motels go, it’s pretty cute and the self check-in is convenient. The walls are a bit thin so we could hear some people nextdoor talking loudly pretty late into the night. If you need a quick stay in the area, this is a pretty good option. I do think it’s expensive for what it is, but so is everything these days.

Stylish, minimalist, very clean and comfortable bed. Great value and a great base to explore the area. Hillsdale is a beautiful town with lots of history and great food and drink options. We spent the day hiking to Bash Bish falls and the historic iron mill (complete with its miniature train).

We were in town for one night to pick up a camper that we recently purchased and stayed one night here. It was perfect. Clean, quaint, and close to a brewery where we had dinner. Definitely be back should the opportunity present itself.

We had a great stay at The Brooks. It was just as advertised. Clean and comfortable. Hosts were responsive. A great place for an overnight in the area. Loved the Roe Jan Brew Pub. Hillsdale is a great location close to Western MA and northern CT.

Having no one on site to handle issues that arose was extremely frustrating. Other guest were also experiencing the same.
The communication was laughable. An outside company on the phone trying to handle a problem he could not understand not physically being present. Messages in response to our issues seemed to be AI generated. Not helpful, honestly concerned or comforting.
Air BnB did refund 1/2 our cost even though we didn't stay. Never received any offer from the "so called" host.
We have stayed with many AirBnB hosts and have always been extremely satisfied. We do not believe the business model the Brooks Motel operates with is a positive one for AirBnB.

We stayed a night at The Brooks during a quick trip to the Berkshires, and the room was clean and the bed and the linens comfortable. We had a very loud group next door who were out on their front porch until about 2am, preventing us from sleeping. The room was expensive for what it is, but that's to be expected in the summertime for that area.

For $250 a night I would have expected a much nicer decorated room and more than 2 bath sheets. The room was super small and not was described as chic. It was a 1950s room that had been repainted and cheaply decorated.

Nice location, unfortunately room was not cleaned upon our arrival at 7:15 pm. Host tried to make amends but we really just wanted to get into the room on a rainy night. Had to wait 90 minutes to have issue resolved. After offers of pizza and drinks at a local establishment despite fact that we had already eaten, host negotiated 25% discount.

This place was perfect for my stay. It’s small, basic set up, clean and comfortable. I was simply looking for a place to stay at night, not a hang out. Small fridge, no microwave which would have been nice to have. Bed was comfy and bathroom was clean. Life is good.

My boyfriend and I enjoyed our stay at the Brooks. The hosts are friendly and responsive. They responded quick and at all hours of the night. Only some rooms have certain amenities, such as a microwave, so specify any equipment you may need during your stay. The area was breathtaking as well. Though it is beautiful, it is difficult to get anywhere without a car. The hosts did help us find taxi services nearby when our car was not available. Overall, they helped create a memorial experience for me and my boyfriend and turned a difficult situation into a happy one. Thank you!

Fantastic experience from start to finish ! Hosts were very helpful, responsive and accommodating. Unit was exactly as pictured and we found it much nicer in person, almost an “industrial chic” aesthetic that was pleasing. Covered porch area with seating before you walk in. Inside unit had a mini fridge, coffee maker, coffee and drinking glasses, iron and board with ample desk space. Quality towels and bed linens that were crisp and bright. Also offered slippers. Bed was VERY comfortable. AC worked great. I’m in the cleaning industry - this place was PRISTINE and clean! The grounds were well kept, very beautiful and private yet very safe. We ate at several local restaurants and the food was delicious. You’re close enough to highways but far enough away for a nice escape. Highly recommended to others. I will definitely be back. Thank you Brooks for setting a high standard for short term rentals. 🥂

Two concerns, one minor, one major: I really wanted to swim in the creek behind the property. I was unable to find access to the water. I was able to see the creek, but that was all. My other concern regards the in room TV. If I wanted to watch a channel, I needed to supply my Amazon login information to download the channel. I would have done it, however, I had no idea if my information would have been Amazon login information would have been deleted. As a result, I never watched the TV. I sent a text message to motel management about this, but I never received a reply. That was a major drawback.

Good barebones stay for the price. Convenient to checkin and comfy bed, TV were the highlights. Just bring socks because the floor is concrete and gets quite cold, although they do provide some disposable slippers that help.

We were just passing through but loved that it was affordable, just what we needed, close to town and restaurants without being too noisy. They were very helpful with parking since we had a trailer. The best part is, not only did they accept dogs, but no extra charge. That in itself is almost unheard of! If we ever come through again, there's no doubt we would stay here!!

We stayed at Andrew’s place for one night. It was clean, comfortable bed. Room is a little small but was ok for a night. We love the fact that we could bring our puppy. If you’re looking for a place to crash for a night or two this is a great place for that. Quiet and beautiful property.
